April 2009 Residential Sales Recap

Chandler Reports recorded 1,290 sales in April, up 9% from March.

The average sales price in April was $111,457 ($59.10/SqFt), down 6% from the previous month.

Compared to April 2008, home sales are down 14% and average home sales prices are down 23%.

First Quarter 2009 New Housing Analysis

In the first Quarter of 2009, new home sales continued to decline with only 232 for the quarter, compared to 370 in the first Quarter of 2008.

New Housing Summary for Shelby County:

  • 84 New Home Permits Issued
  • New Home Sales Prices Remained Stable at $264,004
  • Inventory Levels Down 20% from 1Q08 with 2,985 New Homes in Inventory as of 3/31/2009
  • Charles Morgan Listed as Top Builder with 14 New Home Starts and 10 New Home Sales

The fact that new housing inventory levels are dropping and average new home sales prices have stabilized are positive indicators for Shelby County’s new housing market.

Chandler Reports Shows Foreclosures Down in 1Q09

At the close of 1st Quarter 2009, Chandler Reports shows 1,456 foreclosures in Shelby County, down 15.8% from 1Q08. The total value of foreclosures for the first three months of this year is $115 million, down 20.6% from $145 million in the 1st Quarter of 2008.

The Zip Codes with the largest number of foreclosures include: 38127 (142), 38128 (130) and 38118 (94).
