October 2009 New Housing Analysis

Shelby County had 114 new home sales in October making up 9% of all home sales. Cordova North (38016) ranked the highest with 18 new home sales and almost $2.6 million in revenue.

Kevin Hyneman had the most new home sales, 4, with an average sale amount of $106,129.

Charles Morgan pulled the most permits for the month. There were 10 permits with an average permit value of $183,309.

Subdivisions with the most new home permits pulled were Franklin Farms in Cordova, Rivercrest in Bartlett and Ivy Creek in Arlington.

October 2009 Residential Foreclosure Analysis

There were 478 foreclosures in Shelby County for October 2009, down 3% from the same month last year.

ZIP Codes with the highest incidences of foreclosures were: 38127 (Frayser) with 43, 38118 (Oakhaven/Parkway Village) with 36, and 38128 (Raleigh) with 35.

Southeast Shelby County (38125) had the most foreclosure notices issued with a total of 91 but only realized 24 actual foreclosures.

Frayser continues to lead the area with the highest number of foreclosed properties in inventory with a total of 458 foreclosed properties valued at over $30 million.

Fannie Mae is the leading foreclosure inventory holder with 397 total properties valued at almost $40 million.

October Home Sales Update

November 6th, 2009 Comments off

October closed 6% higher than September 2009 with 1,289 total home sales valued at over $155 million.

The average sales price for the month was $120,943, with an average price per sqft of $63.29.

There were 484 Bank Sales and 805 Non Bank Sales. 114 sales were new home sales, the reamaining 1,175 were existing homes.

Residential foreclosures were down 3% compared to October 2008.
