Shelby County’s Top 5 Commercial Sales of 2012

Commercial sales were up 2.5% from 2011 with 743 sales recorded. Total sales revenue was up 36% from last year with $1 billion in sales compared to $799 million in 2011.

Summer Home Sales on the Rise!

Hopefully everyone had a happy and safe 4th of July holiday!

Summer home sales are in full effect and June proved to be an excellent month!

For the month of June, Non-Bank home sales were up 10% (802) and the total average home sales price is up 11% ($125,137) from May!

Bank sales are down 10% from May showing further indication that the local real estate market is stabilizing!

April 2009 Residential Sales Recap

Chandler Reports recorded 1,290 sales in April, up 9% from March.

The average sales price in April was $111,457 ($59.10/SqFt), down 6% from the previous month.

Compared to April 2008, home sales are down 14% and average home sales prices are down 23%.

First Quarter 2009 New Housing Analysis

In the first Quarter of 2009, new home sales continued to decline with only 232 for the quarter, compared to 370 in the first Quarter of 2008.

New Housing Summary for Shelby County:

  • 84 New Home Permits Issued
  • New Home Sales Prices Remained Stable at $264,004
  • Inventory Levels Down 20% from 1Q08 with 2,985 New Homes in Inventory as of 3/31/2009
  • Charles Morgan Listed as Top Builder with 14 New Home Starts and 10 New Home Sales

The fact that new housing inventory levels are dropping and average new home sales prices have stabilized are positive indicators for Shelby County’s new housing market.
